Your down payment will typically be 3.5% of the value of the home when it’s time for you to seal in the deal. If you are able to cover the down payment, your lender will be more likely to work with you since you have come prepared and clearly have some money in your bank account. However, if the down payment is way over your payment ceiling, lenders might be a little weary that you are in over your head.

Your lenders will look at your debt-to-income ratio, meaning your fixed expenses with the new mortgage compared to your gross monthly income. Lenders want to see someone spending less than 50 percent of their gross monthly income on these expenses, which includes the mortgage payment, property taxes, association dues, homeowner’s insurance, car loans, student loans, and so forth. If your ratio is over the top, financing your home might prove to be a little more difficult.

The solution here is if you want to have an easy time financing your home, you need to be reasonable about your house reach. If you have stellar credit, a lot saved up, and a respectable debt ratio, you should have no problem financing a home within reach.

However, if you’ve had some financial hiccups in your life, the financing process isn’t going to be as easy as you would like it to be. To make it easier on yourself, look at homes that are within your reach given your credit and payment history.
